What is foundation quality?

Foundation quality is the state or condition of a foundation and the degree to which it can still safely carry the structure resting on it. For timber pile foundations, the quality is mainly determined by how badly the wood has deteriorated.

What determines quality

The quality of a timber pile foundation depends on several factors. Pile rot occurs when pile heads dry out because the groundwater level drops too low, allowing fungi to attack the wood. In addition, bacterial decay can set in, which gradually softens even permanently wet piles. Negative skin friction also plays a part: settling soil hangs onto the pile and adds extra load. The combination of these factors determines how much load-bearing capacity remains and how long the foundation will last.

Application

In practice, foundation quality is often divided into classes or categories so that owners and authorities get a consistent picture of the urgency. This classification typically ranges from “good, no action needed” to “repair required in the short term”. The quality is established through a foundation survey, in which a pile head is exposed and the wood is assessed. The result gives a well-founded estimate of the remaining service life and supports decisions about foundation repair.
