What is element construction?

Element construction is a building method in which wall, floor and roof elements are prefabricated in a factory under controlled conditions and then assembled on site into a complete building. The method is a form of industrial or prefabricated building, widely used in housing, schools, offices and commercial property.

How does it work?

The process generally proceeds in four steps:

  1. Engineering — every element is detailed (often in BIM)
  2. Manufacture — walls, floors and roof elements are produced
  3. Transport — finished elements are shipped to site
  4. Erection — a crane sets the elements on the foundation or frame

The order of placement is coordinated with the lifting plan and site logistics.

Less neighbourhood disruption

Cons
Higher transport cost at long distances
Size limits by road transport (max ~3.5 m width)
Less flexible to design changes during construction
Higher upfront engineering investment
Crane capacity dependency on site
