Design & Construct (D&C) is a project delivery method in which a single contractor or consortium is responsible for both the design and the physical construction of a building project.
How Design & Construct works
In a traditional building process, the client first hires an architect or engineer to create a design, then separately contracts a builder to execute it. With Design & Construct, these two phases are combined under one contract. The client defines the functional requirements and performance specifications, and the D&C contractor takes care of everything from initial drawings to handing over the finished building.
This approach shifts a significant portion of the risk from the client to the contractor. Because the same party designs and builds, there is less room for disputes about whether a problem stems from a design error or a construction mistake.
Advantages and disadvantages
The main advantages of D&C include a single point of responsibility, potentially shorter project timelines, and early cost certainty. Since the contractor controls both design and execution, the building process can be streamlined and construction can sometimes begin before the design is fully finalized.
On the other hand, the client has less direct influence over design decisions once the contract is signed. Changes during the process can be expensive, and the aesthetic quality of the design may receive less attention compared to a traditional architect-led project. It is therefore essential to define clear requirements and quality standards in the contract.
Application
Design & Construct is widely used for commercial buildings, infrastructure projects, and large-scale residential developments. It is particularly popular in projects where speed and budget certainty are priorities. Public sector clients and housing developers often favour D&C contracts for their efficiency and reduced administrative burden.
For smaller residential projects such as home extensions or renovations, D&C principles can also apply when a single builder offers a complete package including design services.
