A zoning plan is a municipal document that specifies what land and buildings in a given area may be used for. It determines whether you may build, how high, how much floor area, and which functions (residential, commercial, recreational) are permitted. Every plot of land in the Netherlands falls under a zoning plan.
What does a zoning plan contain?

Consulting the zoning plan
The zoning plan is public and free to access:
- Online: ruimtelijkeplannen.nl (being replaced by omgevingswet.overheid.nl)
- At the municipality: at the town hall or via the website
Why is the zoning plan important for DIY?
Before building a garage, shed or extension:
1. Check that your plot has a designation of “residential” with “outbuildings” permitted
2. Check that your building plan falls within the building envelope
3. Check that you stay within the maximum building standards
A structure that does not comply with the zoning plan can be ordered demolished by the municipality, even if you have a building permit (if it was issued in error) or if you are building permit-free.
