The use area is a concept in Dutch building regulations: a part of an occupancy area or function area, freely arrangeable by the user, in which the use function is actually carried out. It indicates where the building is genuinely used.
Features
The use area has several defining properties:
- Freely arrangeable: the user can lay out the area as they see fit.
- Part of a larger area: it may be (partly) an occupancy area or function area.
- Function-oriented: it is where the use function is carried out, for example living or working.
The difference from an occupancy area is that an occupancy area is specifically intended for people to stay in, whereas a use area is broader and may also include function areas.
Application
The use area is mainly relevant when testing against performance requirements:
- Floor area requirements: minimum dimensions are related in part to the use area.
- Daylight: the required daylight area is determined on the basis of the (occupancy) area.
- Ventilation: requirements for air renewal are linked to the size of the area.
In this way the concept helps to objectively establish whether a space meets the requirements for healthy and safe use.
