A sagging roof is a roof whose plane curves slightly downward in the middle, rather than running perfectly straight. This can be the result of deliberate design or of structural settlement in older buildings.
Causes of a sagging roof
A sagging roof slope can have two main causes:
Deliberate design
In some historical styles, the roof plane was intentionally given a concave shape:
- Pagoda roofs — the gentle curve enhances the decorative effect
- Some old hall houses — for better water shedding or to fit the structure
- Aesthetics — in some regions a slight sag was considered more attractive than a perfectly flat slope
Structural settlement
Many older sagging roofs arise from:
- Deflection of purlins and rafters — under sustained load
- Timber shrinkage and movement — over many years
- Weakening of timber connections — by rot or insect damage
- Roof covering that is too heavy — e.g. clay tiles on an undersized frame
Repair and conservation
For historic buildings, a sagging roof is often respected as a characteristic feature. In new construction, however, it is generally treated as a structural defect. Possible interventions include:
- Strengthening rafters and purlins
- Adding tie rods or collar ties
- Reducing the weight of the roof covering (e.g. lighter tiles or zinc)
- Full restoration of the roof structure
