What is a foundation category?
A foundation category, also called foundation quality, is a classification of the quality and condition of a foundation. Among other things, this classification determines how building activities may affect neighbouring foundations.
The four classes
Based on a foundation investigation, foundations are divided into four categories that indicate the remaining service life and the urgency of measures:
- Class I: excellent condition. No measures are needed within 25 years.
- Class II: reasonable to good condition. Measures are recommended within 25 years.
- Class III: moderate condition. Measures are needed within 10 years.
- Class IV: poor condition. Immediate foundation repair is necessary.
Owners of a property in class IV are often required to repair their foundation before neighbouring work, such as new construction or pile driving, may take place.
Application
The foundation category plays an important role in purchase, renovation and work in the immediate vicinity of a property. A poor foundation can weaken further due to vibrations or groundwater changes on adjacent plots. Municipalities and contractors use the category to weigh up which measures are needed and who is responsible for them.
