A deaf facade (in Dutch building practice called ‘dove gevel’) is a facade with no openable elements — no windows, doors or vents that ventilate directly outward — and with very high acoustic insulation. Its purpose is to keep external noise, such as traffic, rail or industrial sound, fully outside the dwelling.
When is a deaf facade used?
A deaf facade is prescribed or used when:
- The noise load exceeds the limit — when external noise levels are higher than the maximum allowed under noise legislation
- Building along busy roads or rail lines — especially for high-rise or new homes along existing infrastructure
- Industrial noise — when building near zoned industrial areas
- Aircraft noise — homes around airports
A dwelling must always have at least one ‘quiet’ facade with openable windows for ventilation and daylight.
Features
A deaf facade is characterised by:
- Fixed glazing — only non-openable windows
- High acoustic insulation — often Rw + Ctr ≥ 30 dB or more
- No vents or trickle openings — no direct connection to outside air
- Balanced (mechanical) ventilation — air supplied via a mechanical system (often with heat recovery)
- Fire resistance — for taller buildings, fire compartmentation also applies
Pros and cons
Advantages
- External noise is fully blocked
- Enables housing on noise-loaded sites
- Can be energy-efficient
Disadvantages
- No direct contact with outside — the windows cannot open
- Ventilation depends on equipment — no natural backup if the system fails
- Perception — some residents experience a deaf facade as less pleasant
